| ContrackFM
has been providing technical maintenance services to
HSBC in Egypt for more than two years now. The contract
commenced in July 2006 servicing 32 branches, expanding
to 70 branches by 2008 and incorporating the new HSBC
headquarters on the Corniche El Nil, Maadi, in Cairo.
During the initial survey conducted to the branches,
ContrackFM found the equipment, generally, to be in
a poor state of repair, with much of the equipment
inoperative, and a serious backlog of complaints from
the various branch managers.
ContrackFM recorded the status quo, and then obtained
the clients approval to repair as necessary, and re-instate
the equipment back to a normal operating levels, and
setting a new benchmark of availability and reliability
for the branches critical equipment. Of particular
importance, due to banking sector regulations were
the close circuit security and surveillance equipment.
HSBC had been exposed to an Original Equipment Manufacturer
(OEM) representative in Egypt, was not happy about
their compliance, and also not sure of the equipments
inherent performance capability, reliability and availability.
ContrackFM assumed full responsibility for the performance
of the equipment, and phased in new equipment, and
a new service provider that would ensure HSBC compliance
to the Central Bank of Egypt (CBE), and also dramatically
reduce their dependence on any particular supplier,
or service provider.
ContrackFM then introduced Reliability Centered Maintenance
(RCM), by placing (producing a technical inventory)
all the equipment to be maintained on their Computerised
Maintenance Management System (CMMS), then developing
a maintenance regime for each component part, to provide
the highest level of availability and reliability
possible. The preventative maintenance plan was geared
to eliminate where possible, or mitigate component
failures within clear set guidelines, and priorities
agreed in our contract with HSBC.
This resulted in the reactive maintenance, recorded
through the ContrackFM helpdesk, reducing over the
next 6 months considerably, and stabilising to only
a few calls a month, and essentially getting replaced
by the preventative maintenance program.
ContrackFM investigate the poor performance of some
of the CCTV equipment installed, and project managed
the installation of new, and much more efficient and
reliable equipment, within a sound asset management
framework, so as to provide HSBC with the best system
availability, at the best cost, and with guaranteed
back up servicing and spares provision.
The program is applied to the
following identified systems, analysed, and included
in the program as essential equipment with serious
consequences of failure:
- All central or modular chillers (compressors)
and pump-sets
- Associated cooling towers
- Medium, domestic and low voltage supply and switchgear,
where installed
- Direct Expansion (DX), commercial split-level
and Air handling Units (where installed)
- Sewerage systems, sludge pumps etc
- Domestic water supply and plumbing
- Automatic Fire Suppression systems (water, FM2000
and CO)
- Portable fire extinguishers
- Building Management Systems (where installed)
- Fire Detection Systems
- Intrusion and burglary systems
- Close Circuit Television (Video Camera) CCTV systems
