Electrical Power Reticulations

Every Building complex needs people who can maintain and repair electrical systems. A typical workday is filled with variety: tasks may be as simple as repairing a fluorescent light or changing bearings on an electric motor, or they may be as involved as troubleshooting and repairing complex motor control circuits and Programmable Logic Controller (PLC) systems. From simple tasks to complex, electrical maintenance and automation electricians must abide by a variety of local, state and national codes.

CFM electricians have the opportunity to gain journey level status, and to advance to foreman or other supervisory positions where they are expertise in work schedules and set priorities for an entire maintenance programs.

Refrigeration Technology (HVAC)

Air-conditioning consumes the highest level of electricity, as a general rule, in commercial buildings.
They are therefore a major contributor to our global warming problem, due to the large amounts of energy they require, and still mostly generated by means of fossil fuels.
It is critically important to understand the fundamental principles of refrigeration, and how to obtain the comfort levels in buildings by using the least possible energy in order to obtain comfort for the work force. This requires and in-depth knowledge of the fundamental physics involved with providing suitable air-conditioning, and maintaining those systems, which may incorporate many different type of technologies, from chilled water to air-cooled direct expansion systems to many others, in use today commercially.

Implementing preventative maintenance programs that will address and safeguard the air-conditioning systems is only one aspect of the art of keeping buildings comfortable. It require another dimension to do so at the best possible energy consumption, and that requires a very real understanding of the science involved with the modern building management systems that are, today, an integral part of such air-conditioning systems. Managing these building management systems incorrectly can cause the system to call for cooling and heating at the same time, causing competition between various component parts of such a complicated system, and in the process consuming vast quantities of wasted energy.

Light Current Engineering

CFM is concerned with application of low power electrical systems. The electronic engineer designs, maintain, installs and manages the systems, equipment and components used in telecommunications, navigation, data processing and process control.

Domestic & Fire Reticulations

Domestic water and fire fighting system

Operation and maintenance of domestic water system is carried out through our expertise who execute the PPM program for all system components which includes pumps, valves, network, and control circuits to ensure proper operation and continuity of service.

Fire fighting water system

CONTRACK Facilities Management S.A.E would take the responsibility to operate and maintain of fire fighting water system includes function test on monthly basis to guarantee the proper operation for the system in emergency cases.

Architectural Maintenance

Architectural maintenance services include:

  • Door, window and screen repair/replacement
  • Glass, window and shade repair/installation
  • Interior and exterior locking installation/repair and key replacement
  • Interior signage installation
  • Outdoor signage/banners for all campus events
  • Painting, plastering, patching and other repairs for walls, floors and ceiling.

Mechanical Engineering Reticulations

Typical Maintenance Engineering Responsibilities

  • Assure optimization of the Maintenance Organization structure
  • Analyze repetitive failures of equipment
  • Estimate maintenance costs and evaluate alternatives
  • Forecast spare parts
  • Assess need for equipment replacement and establish replacement programs when due
  • Apply scheduling and Project Management principles for replacement program
  • Assess required maintenance tools and skills required for efficient maintenance of equipment
  • Assess required skills required for maintenance personnel
  • Review Transfer into and out of Maintenance Organization responsibility
  • Assess and report safety hazards associated with maintenance of equipment.

Building Management Systems (BMS)

Typical Maintenance Engineering Responsibilities

  • Making sure that all the building management systems operate at maximum efficiency, and complies fully to the original design parameters
  • Operate all the building management systems, and re-configure where necessary to suit building and space utilisation changes within the property
  • Make sure that all building changes do not clash with BMS reticulations and sensors, and adjust back to design parameters
  • Service and maintain sensors, reticulation wiring, hard and software and ensure the BMS produces the most efficient energy consumption, and management of utilities.
